Moving to Knoxville in 2026: The Complete Family Guide

Schools, commutes, neighborhoods, and what your budget really buys — an honest relocation guide to Knoxville and East Tennessee from a 16-year local Realtor.

Every week, families call me from somewhere else — Chicago, Tampa, California, New Jersey — asking the same question: what’s it actually like to live in Knoxville? Here’s the honest version I give them on the phone.

Why families keep choosing East Tennessee

No state income tax. A cost of living that still lets one salary stretch. Four real seasons without brutal winters. The Smokies forty-five minutes one way, three lakes the other. And a city that’s grown enough to have everything without the traffic of Nashville or Atlanta.

The neighborhood question

Where you land depends on what your family optimizes for:

  • Farragut — the school-driven choice. Top-rated schools, parks, established neighborhoods. You pay for it, but it holds value like nothing else in the county.
  • Hardin Valley — where the new construction is. Young families, newer schools, and quick access to Oak Ridge and Pellissippi employers.
  • West Knoxville / Bearden — walkable dining, tree-lined streets, closer to downtown. The lifestyle pick.
  • Maryville — Blount County schools, small-town downtown, mountains at your back door.
  • Oak Ridge — the value play, anchored by ORNL jobs and Melton Hill Lake.

What your budget buys

Rough 2026 shape of the market: solid family homes in Powell, Halls, and Karns start in the $300s; Hardin Valley new construction runs the $400s–$600s; Farragut established homes the $500s–$900s; and luxury or lakefront runs seven figures on Tellico, Fort Loudoun, and in gated West Knox communities.

Do the drive before you decide

My one non-negotiable for relocating families: drive your actual commute at the actual hour. Knoxville traffic is gentle by big-city standards, but Pellissippi at 7:45am and Kingston Pike at 5:15pm are real. I do area tours with every relocating client — commute timing included — and video showings for families buying from out of state.
